According to the prefectural land price survey (standard land price) in 2019 published by the Ministry of Land, Infrastructure, Transport and Tourism, the increase in residential areas by prefecture increased from 9 prefectures in the previous year to 15 prefectures. The decline of more than 2% was only from 1 to 2 prefectures.
In residential areas, the rate of decline in the national average has shrunk, and the rate of increase has increased in areas where it has risen. Regarding the rise in land prices, the Ministry of Land, Infrastructure, Transport and Tourism Land and Construction Industry Bureau said, “It is based on solid actual demand.
“If the price rises, it is assumed that it will be used instead of being resold,” he said.
On the other hand, the decline in population and demand continues at points where transportation and commercial convenience are inferior, such as in some prefectures where the decline has expanded, and the polarization of land prices has become conspicuous.
